There are different methods for determining your home’s value. Some realtors and websites provide one type of valuation that is actually not much more than a very rough estimate because of the methodologies used to determine the value. Sites like Zillow and Trulia take generalized information about a region and apply that information to your house without considering specifics about your home. Important elements like your neighborhood, home improvements, home condition, closing costs paid by the seller and other vital information like this are not taken into consideration which leaves these methodologies sorely lacking.
I don’t believe in doing things half way. I have the resources and expertise to provide a real, accurate, helpful Home Valuation.
I take the time to visit your home and inspect the condition of the home, lot and neighborhood. I look at properties that have actually sold in your area in the last six months. And, I make sure those homes are truly comparable to yours, so you are comparing apples to apples and not apples to oranges.
Have you had an appraisal prepared to refinance your home? Appraised values may be different than a fair market value. A house may be legitimately appraised for one value but from a marketability (fair market) standpoint, it may not sell for that. Conversely, we may be able to sell it for more than the appraised value because certain features are considered more valuable in your location. My valuations take into consideration these factors along with what I’m seeing currently in the marketplace.
