I am a Licensed Broker Associate with Guckert Realty Group, LLC, and I work with both Buyer Clients and Seller Clients. I’m committed to making my client’s transition as financially beneficial and as easy as possible, making sure all the bases are covered for a streamlined closing.
You may not realize that the terms Real Estate Agent, REALTOR®, Broker Associate and Broker do not mean the same thing. The most important difference is that a broker is the only one that can work on his or her own.
A Real Estate Agent or Associate is one who has taken and passed all required real estate classes and passed the real estate licensing exam in the state in which he or she intends to work. It’s the starting point for most real estate professionals. A REALTOR® is a member of the National Association of REALTORS®. Members pay dues and, more importantly, agree to abide by the association’s standards and uphold its code of ethics.
A Broker Associate has continued his or her education past the agent level and has passed additional state exams, yet he chooses to work under the management of a broker. A Broker can work as independent real estate agents or have other agents working for them.
I obtained my Broker Associate license in 2005, and gladly choose to work with my sister, Janice Guckert, at Guckert Realty Group.
Guckert Realty Group, LLC
Guckert Realty Group, LLC is one of Metro Jackson’s premier realty agencies, in business since 2007. It is owned and operated by Broker/Owner Janice Guckert, my sister. The synergy that has developed while working with Janice has proven to be beneficial for us and especially for our clients. I wish we had done this years before!
What does customer service mean when working with us? For Janice and me, it goes far beyond mere words. Guckert Realty Group is a relationship-driven, full-service realty firm, and we truly understand the immense importance of “old fashioned” customer service. All of us at Guckert Realty Group are focused on getting results for our clients. Each year, our goal is to help more people and more families than the previous year. Together, Janice and I work to ensure our clients—Buyer and Seller Clients—get the best service we can offer.
I’m proud to be part of the Guckert Realty Group, and I’m proud of my sister both in who she is as a person and as a professional REALTOR®. A resident of the Metro Jackson area for over 40 years, Janice is incredibly active in church life and volunteers with a number of non-profit groups. Janice is also an active, respected member of the Mississippi Association of REALTORS® and the Central Mississippi REALTOR® MLS where she has served on the Board of Directors for five years, served as Treasurer in 2016 and is the 2017 President Elect.
Janice’s knowledge of the Metro Jackson residential real estate market is extensive and unparalleled. Her clients have consistently sought her advice and trusted her judgment. Her strong base of loyal repeat customers is the reason why Janice has been so successful for over 15 years in this incredibly competitive sales environment. Thankfully, I’ve been able to learn the real estate business from such a well-respected professional and firm.
Accredited Buyer’s Representatives
The Accredited Buyer’s Representatives (ABR®) isn’t an easy designation to earn but, you as a Buyer Client, want someone that has made the commitment to earn this designation. As your ABR®, my contractual obligation is to you, not the seller. It is my job to keep your information–like your pre-approval amount and the highest you are willing to pay for a home–confidential. If you don’t use an ABR®, the listing agent is able to disclose all of this information and more to the seller which makes a true negotiation nearly impossible.
Yes, any agent can represent a buyer, but not all agents have earned the distinction of being an ABR®. There is a difference!
The ABR® designation is awarded by the Real Estate Buyer’s Agent Council (REBAC), an affiliate of the National Association of REALTORS®. ABR® designees, like me, have made the commitment to continuing our education and growing our network over a three year period so we can learn how best to improve our buyer’s experience. This means I have more resources and marketing tools along with an invaluable network of real estate resources throughout the area that puts me in the best position to represent you as a Buyer Client.
Seniors Real Estate Specialists
From Baby Boomers through the Silent Generation, there are a myriad of details to consider as we and our family members age: asset protection, estate planning, tax considerations, government benefits, housing options and so much more. You may wonder if a reverse mortgage may be right for you or your loved ones. Or, is it time to downsize because of health issues or financial concerns. You may be at a loss as to where the best communities are located for those over 50.
I’ve personally experienced the challenges that people face as they age, whether they are empty nesters as me and my wife currently are, or if they (or their family members) are in their 70s, 80s and 90s. My family and I moved back to Mississippi in 2010 to help my sister take care of my aging parents who were in their 80s and 90s at the time. We learned firsthand how difficult it can be to handle the real estate and financial needs of the elderly.
SRES® designees like me are REALTORS® qualified to address the needs of home buyers and sellers age 50+, and we’re able to help you navigate through major financial and lifestyle transitions in relocating, refinancing, or selling the family home. I understand how to distinguish characteristics and trends of the 50+ market, so that I can discern them in your own market area. I’m able to evaluate your market area attractiveness to the 50+ market. I understand federal laws for Housing for Older Persons Act (HOPA), and I know about the uses, benefits, procedures, and issues involved in reverse mortgages. I understand the uses of pensions, 401k accounts, and IRAs in real estate transactions, and I know how Medicare, Medicaid, and Social Security impact 50+ real estate decisions. Likewise, I know how to recognize mortgage finance and loan schemes and other scams that victimize 50+ borrowers, so I can better help you not fall victim to such tactics.
I’ve assembled a team of experts to help serve my 50+ clients, and I would be more than happy to put my knowledge and team to work for you.
Why is market knowledge important to you as a Buyer or Seller? Simple. Knowledge helps you make better decisions. And, better decisions result in the home purchase or sale that you desire.
The real estate market is in constant flux. REALTORS® must stay current on market trends and news and forecasts that impact the state and local real estate industry and economy. REALTORS® know communities and neighborhoods. They know where the new developments are planned and which areas are trending down. They know the schools and the conveniences of each area.
My roots are in Mississippi. I grew up in Columbus and attended college in Starkville. I’ve been a Madison resident for 6 years. I know this area, and I understand the market for the surrounding Metro Jackson area.
As your REALTOR®, I do my homework. I stay abreast of changes and trends in the Metro Jackson area. And, as your REALTOR®, I’ll develop a well-informed, accurate analysis of the areas and properties you are interested in, and then I’ll translate these facts and figures and information into an assessment you can understand and use to purchase or sale property.
More than a Realtor!
My transition into real estate is a natural progression after more than 28 years experience as a Landscape Architect. With a background in landscape architecture, I’m able to bring unique insights and benefits to my clients. I add value to my Buyer Clients by providing vision for ways to create or rework exterior spaces to better accommodate their needs and desires. I can help buyers see the potential–or the pitfalls–of properties based on how they want to use their outdoor spaces. I provide my Seller Clients professional advice on ways to improve curb appeal and best position their home to sell, even if working on a shoestring budget.
I’ve amassed nearly 30 years of commercial landscape architect experience working on high-end projects across the Southeast. This wide-ranging commercial experience allows me to bring my residential clients a unique blend of styles and creativity not common in the Mississippi market. I like to use my experience in luxury design to bring a resort feeling with an element of “Wow!” to my residential clients.
A natural, meandering style or a contemporary, urban style. An outdoor cooking and living area or a secluded relaxing spot nestled in your backyard. Or a pool complete with fountains. Whether you need to improve the curb appeal of your home so you can get the best possible price, or you want to create the oasis of your dreams in your backyard, I’m able help you. I have extensive experience in the residential market and work with residential projects of any size. Or, if you need to discuss a site’s potential for residential or commercial use, I’m available to discuss feasible options with you.
Site planning is both an art and a science. Professional Landscape Architects (PLA) like me create outdoor spaces for people to enjoy. Site planning comes in various scales whether a small patio space, a yard with several acres, a commercial area or an entire community/region. Licensed Landscape Artchitects develop site plans for the grounds surrounding homes and businesses.
I start by analyzing the site and the factors above the ground, below the ground and on the ground. Things like native vegetation, views to/from the site, surrounding properties, sun angles, wind patterns, soil conditions, hydrology, erosion, existing land use, utilities and many other elements must all be taken into account. Additionally, all designs must be in compliance with local zoning laws.
As your Landscape Architect, I’m able to envision how your property can best be used to take advantage of its natural conditions. I can help you strategically locate your house on a property so the approach to it (and its first impression) is attractive; vehicular and pedestrian circulation and parking are intuitive; and you are able to utilize all of the property to the greatest extent possible.
For example, one client couple–Blake and Betsy–had three acres of heavily vegetated land with an existing pond. They selected a Southern Living footprint then asked me to help locate the house in a way to best take advantage of the beautiful trees, creeks and other natural elements the site had to offer.
Their only requirement was being able to see the front door from the street. With the footprint they had selected, the backyard would have been behind the house with the pond relegated to the side and its views not being taken advantage of. We brought in an architectural draftsman, and collaboratively we determined a better way to accentuate the pond. We re-designed the house so the front door still faced the street but the living area and “back” yard were re-located to the side of the house, providing beautiful views across the water. I can help create that vision for you too.
These are the types of benefits I bring to my clients. “Real Estate & More!” is more than a tag line; it means that you have the advantage of a well-seasoned licensed Landscape Architect working with you to help guide you through the process to help identify opportunities and challenges you may otherwise have not considered before purchasing a property.
My faith drives all I do. It keeps me grounded, honest and fair in both my personal life and business ventures. My family and I are very active at Broadmoor Baptist Church in Madison, where I serve as a deacon and my wife helps in the nursery. My beautiful wife of 24 years, Helen, and our two incredible sons, Reid and Will, are why I get up in the mornings.
I value being known as a man of integrity, and I believe in treating others as I would want to be treated. I value all my clients, and I put in the same energy, hard work, and creative services into each transaction. I get enthusiastic about helping my clients whether they are Real Estate Buyer or Seller Clients or Residential or Commercial Landscape Architecture Clients. The thing that excites me the most in the real estate business is seeing the smile on a client’s face when the keys to their new home are put in their hands.
I couldn’t be more thrilled to be able to do what I love every single day. I would love the chance to talk with you about your needs and how best I could meet those needs. I’m available my phone or text nearly 24/7. Just call me at 601.966.3581.
